Long-Term Rental

30 nights minimum
From September 1 through the end of February we host long-term stays only, with a minimum of 30 nights (longer stays welcome). Perfect for snowbirds, remote workers, and anyone spending the cooler months on the Texas coast — mild winters, incredible fishing, and a quieter pace on Oso Bay. Monthly rates available.

Short-Term Rental
March 1 — August 31
3 nights minimum
From March 1 through August 31 we welcome short-term stays with a 3-night minimum. Book your getaway during peak festival season, spring break, or the height of summer on the Gulf — from Sandfest to the Fourth of July, there's always something happening on the coast.

Booking terms
Cancellation Policy
Clear, simple terms so you know exactly where you stand. Refund windows are counted from your check-in date.
60+ days before check-in
100% refundCancel two months or more ahead and you receive a full refund of everything paid, less the non-refundable booking deposit.
30–59 days before check-in
50% refundHalf of the total stay cost is refunded. The remaining balance may instead be applied as a date-change credit (see below).
Less than 30 days
No refundInside 30 days the dates are held exclusively for you and cannot be rebooked, so payments are non-refundable.
Named-storm & evacuation guarantee
We sit on the Gulf Coast, and hurricane season runs June 1 through November 30. If a mandatory evacuation order is issued for Nueces County covering any night of your stay, or a named storm makes landfall in the Coastal Bend during your dates, you receive a full refund or a full-value credit — your choice, regardless of how close to check-in it happens. We strongly recommend travel insurance for everything a storm doesn't cover.
Deposit & date-change credit
- A non-refundable booking deposit secures your dates and is retained on any cancellation.
- Instead of a cash refund, you may move your stay once to any open dates. Credit must be used for a stay that begins within 12 months of the original check-in date, and must be rebooked at least 14 days in advance.
- Rate differences between seasons apply; long-term winter stays are subject to the same windows.
Refund windows are calculated from 4:00 PM Central on your check-in date. Refunds are returned to the original payment method within 5–10 business days. Long-term stays (September 1 – February 28, 30-night minimum) require 60 days' notice for any change to the departure date.
